Selling your home is an exciting journey, and closing day is the final step before you officially hand over the keys to the new owners. While most of the hard work is already behind you, it's helpful to know exactly what to expect so everything goes as smoothly as possible.

Here's a simple guide to what happens on closing day.

Before Closing Day

In the days leading up to closing, your real estate lawyer will work with the buyer's lawyer to finalize all of the legal paperwork and financial details. Your mortgage (if applicable) will be paid out, adjustments for property taxes or utilities will be calculated, and all documents will be prepared for signing.

Your REALTOR® will stay in touch throughout this process and help answer any last-minute questions that come up.

Preparing Your Home

By closing day, your home should be completely vacant unless another arrangement has been agreed upon in writing.

Before you leave, make sure to:

  • Remove all personal belongings.
  • Leave behind any items included in the Agreement of Purchase and Sale.
  • Complete any repairs or obligations that were negotiated.
  • Thoroughly clean the home.
  • Leave instruction manuals, garage door openers, key fobs, alarm codes, and any spare keys in an agreed-upon location.

Leaving your home in excellent condition is a thoughtful gesture that helps the new owners start this exciting chapter on the right foot.

Signing the Final Documents

You'll typically meet with your lawyer before closing day to sign the necessary documents. This often happens several days in advance, making closing day itself much less stressful.

Your lawyer will also review:

  • Sale proceeds.
  • Mortgage payout (if applicable).
  • Legal fees and adjustments.
  • The final amount you will receive from the sale.

If anything is unclear, don't hesitate to ask questions. Your legal team is there to guide you through every step.

What Happens on Closing Day?

On closing day, the buyer's lawyer transfers the purchase funds to your lawyer. Once the funds have been received and all legal requirements have been completed, ownership of the property officially changes hands.

Only after everything has been finalized are the keys released to the buyer.

Most closings happen during regular business hours, so it's important not to schedule movers or cleaners too tightly around the possession time unless you've confirmed everything is complete.

After the Sale Is Complete

Once the transaction has officially closed, your lawyer will distribute the remaining sale proceeds to you after paying off any outstanding mortgage balance, legal fees, and other adjustments.

At this point, your home sale is officially complete.

If you're purchasing another home on the same day, your lawyer will coordinate both transactions to help ensure a smooth transition.

A Few Helpful Tips

Closing day tends to go smoothly when you're prepared. Here are a few simple reminders:

  • Confirm your moving plans well in advance.
  • Take final meter readings if required by your utility providers.
  • Arrange to forward your mail.
  • Cancel or transfer utilities, internet, and home services.
  • Keep your phone nearby in case your lawyer or REALTOR® needs to reach you.
  • Don't leave anything behind unless it's specifically included in the agreement.
