After all the house hunting, offer negotiations, and paperwork, closing day is the final step in officially becoming a homeowner — or passing the keys on to a new one. It’s exciting, no doubt, but it can also feel a little overwhelming if you’re not sure what to expect.

Here’s a simple breakdown of what happens on closing day and how to prepare so everything runs smoothly.

💼 What Is Closing Day?

Closing day is when the legal ownership of the property officially transfers from the seller to the buyer. It's coordinated by your real estate lawyer and involves signing final documents, transferring funds, and registering the change of ownership with the land registry.

It typically happens a few weeks after your offer was accepted, depending on the timeline agreed to in the purchase agreement.

📝 What Happens Behind the Scenes

  • Legal Documents Are Finalized: Your lawyer will review and finalize documents like the deed, mortgage, and title.

  • Funds Are Transferred: The buyer’s lawyer sends the purchase funds (including your down payment and mortgage funds) to the seller’s lawyer.

  • Keys Are Released: Once everything is confirmed and registered, your real estate agent will get the green light to release the keys — congratulations!

✅ How to Prepare for Closing Day

For Buyers:

  • Make sure your financing is in place and you’ve sent any necessary documents to your lender.

  • Arrange home insurance and have it active by closing.

  • Do a final walkthrough (if possible) to ensure the home's condition matches what was agreed upon.

  • Be available to sign documents and respond to your lawyer if needed.

For Sellers:

  • Leave the home clean and empty (unless otherwise agreed).

  • Ensure all chattels and fixtures included in the sale are left behind.

  • Drop off keys and garage openers with your agent or lawyer as instructed.

Closing day is a big milestone, and it doesn’t have to be stressful. With the right preparation — and a trusted real estate team by your side — it can be a smooth and exciting finish to your real estate journey.
