Real estate rarely moves in straight lines, and 2025 was no exception. It was a year that rewarded preparation, patience, and informed decision-making, and it reminded us that experience still matters, especially in changing market conditions.

Here are some of the key lessons 2025 delivered for both buyers and sellers in our local market.

What 2025 Taught Buyers

1. Preparation often mattered more than timing
Many buyers entered the year focused on finding the “perfect” moment to act. What we saw instead was that those who took time to get financially prepared, understand their options, and clarify their needs were far better positioned when the right home appeared, regardless of the season.

Pre-approval, realistic expectations, and a clear strategy made a meaningful difference.

2. Well-priced homes still attracted competition
While the market wasn’t as frenzied as previous peak years, desirable homes in good condition and priced correctly continued to draw strong interest. Buyers who hesitated too long on these properties often found themselves competing or missing out altogether.

The takeaway: opportunities still existed, but decisiveness mattered.

3. Flexibility paid off

2. Presentation still matters, perhaps more than ever

Small improvements often made a big difference in how quickly and confidently a home sold.
